Sports City is one of those agreements in which a promoter obtains strategic land in depressed or developing areas – and therefore, with a beastly buildable – in exchange for full financing, as a gift to the city, of sports facilities that they will boost those areas economically. The promotion of these sports centers is then articulated, through commercial agreements with sports stars.
The underlying idea of Boukhatir, Dubai’s concrete king and promoter of Sports City – located between Tunisia and Carthage – is to exploit the urbanization, build housing around the golf course, the stadium, the pavilion, the sports pool.
But there are not many condos in Tunisia, nor data to make a real forecast and calculate how many apartments, and what surfaces, to have in each tower of flats.
Boukhatir Group announces, for each sector of the developable area, a competition restricted to 4 European architecture studios. They already had a masterplanning by Joaquín Pujol (who had worked with Jaime Romano) for the sports facilities, next to a lake.
Romano Arquitectos wins the Zaitoona competition with an approach that integrates 4 great solutions: we devised a very sophisticated scheme, a kind of tetris based on 3 cores, which would allow to have different combinations of apartments, and different surfaces, on each floor of the towers , depending on the demand. With a supporting structure and vertical accesses, through lifts and stairs.
The energy strategy was a cogeneration approach: buying gas, affordable in Tunisia, to generate the electricity for the entire system. And solve, with the energy surplus, the heating of sanitary water and the air conditioning. For strategic reasons, we were finally commissioned with the Cedar sector, adjacent to Zaitoona.
